The program

Support built for commercial

Three things make the difference when a commercial building hits the market. Here they are, plainly.

01 — 03

Brokers trained for this market

The RE/MAX commercial program puts your file in the hands of brokers who specialize in commercial real estate. Their training and experience guide every decision, from the first analysis to the negotiation.

Marketing tools made for commercial

The program comes with marketing tools built specifically for commercial properties. The goal is simple: give your building the widest possible exposure to the right buyers.

Maximum exposure

A network across Quebec

The affiliated broker network reaches across Quebec. You work with a specialist from your own region, someone who knows the area and where the demand sits.

Local market knowledge
Three mandates

What a commercial broker actually does for you

Selling, buying or leasing: the work changes, the method does not. Read the sector, target the marketing, qualify the buyers.

01

Bringing a building to market

Before the first ad, the broker reads the building: use, zoning, leases in place, condition. The marketing plan follows from that reading.

  • Analysis of the sector and of comparable buildings in the region
  • Complete presentation file: documents, leases, technical characteristics
  • Exposure through the marketing tools of the RE/MAX commercial program
  • Buyers qualified before anyone walks through the building

02

Buying to operate or to hold

A commercial buyer rarely looks for a favourite. They look for a building that holds up for their use and their horizon.

  • Needs brief: use, floor area, access, parking, target zoning
  • Search across the sector, including buildings not publicly advertised
  • Review of the documents and conditions to verify before committing
  • Coordination with your advisors: notary, inspector, lender

03

The right tenant, the right space

Commercial leasing plays out in the details of the lease and in the real traffic of the sector. Both get checked before signing.

  • Positioning the space according to traffic and permitted uses
  • Clear presentation of areas, access points and fit-out
  • Screening of candidate tenants and of the nature of their project
  • Support through the back-and-forth until the lease is signed

Questions we hear often

Every building has its own story: leases, zoning, condition. A conversation with a broker tells you far more than an automated online estimate.

Ask the commercial program your question
01

How can I estimate the value of my property?

I can provide a free evaluation of your property, based on recent sales in your area, the features of your building and current market conditions. Get in touch to set up a consultation.

02

How long does it take to sell?

Timelines vary with the market, the asking price and the condition of the property. On average, a well-prepared and properly priced property can sell within 30 to 90 days. We work with you to shorten that window.

03

What costs come with buying a property?

Beyond the purchase price, plan for notary fees, the welcome tax, inspection, title insurance and moving costs. We hand you a detailed estimate of every cost before you submit an offer.

04

Which types of buildings are covered?

Business premises, income properties, industrial buildings, mixed-use properties and development land. As soon as a file goes beyond residential, it is handed to an agency broker holding a commercial licence.

05

What documents should I gather before listing?

Your deed and certificate of location, current leases and rent roll, tax bills, a summary of operating expenses, any available plans, and any inspection or environmental report already produced.

None of it is required at the first meeting: your broker tells you what is missing and in which order to gather it.
